                                                  “The Reserve at Ratama”
will be an upscale gated town home community whose site
                                                  borders     Ratama Raceway, Bexar County’s premier thoroughbred class A horse racing
                                                  sports facility.  A Stones throw form the new Verizon Wireless Amphitheater, which brings
                                                  a diverse blend of the world's best live music performers offering something for a variety of
                                                  music tastes.  It is a half mile from “The Forum”, one of Bexar County’s newest shopping
                                                  destinations.  The facility is home to many well known retailers and restaurateurs which includes
                                                  Home Depot, Chili’s, Linens n Things, Target, World Market, Ross Dress, Haverty's, Starbucks,
                                                  Pier One Imports, Friday’s, Demos Greek and the Macaroni Grill, to name a few and is
                                                  conveniently located near Randolph Air Force Base.

                                                  The Community is situated in the City of Selma at the enviable location of the I.H. 35 and Loop 1604
(Chas Anderson Loop) intersection, and is just 15 minutes from downtown San Antonio. New Braunfels lies 15 minutes to the north
along I.H. 35 and 60 minutes to Austin. Selma is positioned along the burgeoning Austin-San Antonio Corridor.

The Reserve will be geared toward the horse enthusiast community but will make any resident, a comfortable and pleasant place to
live.

It will include a community club house, which will be available to all the residents for community or personal private functions.  It will
have a recreation area which will incorporate a pool and lounge area.  The landscaping will be on the minimalist style with numerous
low maintenance plantings of many different varieties of mature trees and shrubs.

The Town Home’s will have three floor plan designs all based on a twenty by fifty foot, footprint and a minimum lot size of 1600 sq’.
A low maintenance natural white/beige cut stone veneer shall be the exterior siding, double paned low E windows at all location,
accent columns which will frame each dramatic entry porch and federal blue “sand and seem” metal roofing system.  The Interior will
be finished with all natural Stone Counter Tops and Ceramic Tile in all Kitchen and Bath locations.  Oak flooring will be available, as
an option, replacing carpet throughout.  Ceiling Heights will be ten feet at the first level and nine feet at the second level.  The rear
yard sizes varies depending on the lot location but will be at least 400 sq’, just enough, but not to much where you’re sending way to
much time maintaining the landscape.

The
“Classico”, a three bedroom, two and a half baths, two and a half story layout, is the anchor model; situated on both ends of
the standard eight pack structure.  It has a very soft rounded look and stands out, as its name indicates, a more classic scenario. It
measures 2,755 square feet of living space with a one car garage and a one car parking plaza. It has two large 200 square foot
rounded decks, one leading from its unique kitchen layout which can include our optional built in brick Bar-B Q Pit and covered by
the second upper 200 square foot deck which leads out from the Master Suite.

Some of its other features include a raise formal dinning area, column flanked room entrances and a full half in / half out basement,
which can be finished out, as an option, into a super recreation room or a large studio apartment, a perfect mother/daughter
scenario. The interior climate is controlled by a state of the art low E consumption, seer 13, HV/AC system.  Each level will have its
own unit to maximize and control the heating and cooling functions of each level.

The
“Texan” is our 1741 square foot two story model.  It is a three bedroom, two and one half bath floor plan, with a walk out patio
off the kitchen. Off the Master Suite there is a 140 square foot upper deck.  The Master Suite has a spacious walk in closet and has
both a large soaking tube and a walk in shower in the Master Bath.

Its one car garage and one car parking plaza is located for easy access into the home and this model also has low E consumption,
seer 13, HV/AC system.  Each level will have its own unit to maximize and control the heating and cooling functions of each level.

Our third model The
“Westerner” has a Southwest look and feel to it.  It is a 2,764 square foot, two bedroom, two and a half baths,
and two and one half story model. Again with the half in / half out basement, which can be finished out, as an option, into a super
recreation room or a large studio apartment, a perfect mother/daughter scenario.

The spacious Master Suite has his and hers closets, both a soaking tub and a walk in shower. The large second bedroom has an
attached sitting room which can be utilized as a media room or home office and can be separated from the sleeping area by
closing the two pocket doors.

This model also features a one car garage and one car parking plaza and also has low E consumption, seer 13, HV/AC system.  
Each level will have its own unit to maximize and control the heating and cooling functions of each level.
